Whether you are still searching or already signed up to become a cleverstudent, this page gives you some great info on your accommodation and how we work hard to make sure all cleverstudents are happy students.

No deposit – it is that simple! We do not charge a deposit, preferring to work with our tenants and support you through your studies and create a positive relationship of mutual respect.

No bills – bills are included in your rent on all of our properties subject to reasonable use. We even include free high speed Wi Fi internet and communal cleaning service! A television licence is also supplied in all properties where applicable.

No fees – if you book a room you pay an advance rent payment which can simply be deducted from your first rent payment! A fee may be charged to cover reasonable costs if the you cancel your tenancy prior to, or during the term of the contract.

Not if you are a full-time student following a full-time course. You will qualify for an exemption to council tax meaning that you will not have a bill to pay.

Assured shorthold tenancy agreements are generally signed for the period September to August. This means that you do not have to move out at any point during the contract. The room is your home and we are very very happy for you to enjoy it.

Yes of course, you can pay your advance rent in the office br card or cash, by phone or if you prefer by using online banking!

You only need to provide a UK-based guarantor if you wish to pay your rent in 3 installments. You do not need to provide a guarantor if you are paying the full annual rent in advance.

Your advanced rent payment is your commitment to us that you will take your room. The advanced rent payment may be used to cover costs incurred if your contract is cancelled and we are unable to find a replacement tenant for your room.

You need to pay an advance rent payment of £300 to secure your accommodation reservation. This will be deducted from the total rent paid, when you occupy the room. We charge no administration fees, or deposit. A deduction may be made from this payment if you choose not to take the room to cover any associated costs.

The base contract is for 50 weeks but can normally be extended. If you would like to re book for a further academic session we are usually able to offer a rent freeze meaning you know exactly what things will cost with no surprises!

You are given a tenancy start date but this may, under some circumstances be brought forward.

Your tenancy agreement binds you and us legally to the period it covers; make sure you review it carefully before signing

Tenancy agreements will be for the agreed length. If you vacate your room early we can advertise for a replacement tenant.

The contract is for a set period and cannot be terminated or shortened unless you leave university and find a new tenant or we are able to find one for you. We will always try our best to help.

All payments can be completed by bank transfer, online or in bank! You can also pay by telephone or in the office.

Cleverstudentlets offer an all inclusive rent, your water, gas, electricity and internet are included in your rent. We also provide a free cleaning service and television license in most properties. We do have a fair usage policy of £8 per person per week to cover utility usage. This is included in your rent. If you do exceed this figure we will let you know in advance.

Your rent includes a free high speed broadband service.

No. For the well being and safety of all our residents, smoking is not allowed anywhere inside the development. The fire alarm system is very sensitive and will also pick up if anyone smokes and can tell where the smoking is taking place. However, there are external areas where you can smoke if you choose to.

We do have a selection of properties that come with dedicated off road parking spaces, if this is important to you then please ask our team while organising your viewings. If your property does not have dedicated private parking you may be able to apply for a residents parking permit via Plymouth City Council (PCC). cleverstudentlets is unable to offer permits on this basis and all enquiries regarding availability should be made via PCC www.plymouth.gov.uk
